Does a Custom Garage Door Really Matter? A Recent Study’s Findings May Surprise You

There’s no question that a first impression is important. This is why so many real estate agents will discuss what’s known in the business as “curb appeal.” Essentially, it applies to the way a home looks not from the inside but when a person stands on the curb and looks at the home. When you think about the curb appeal of your own home, what takes up a large chunk of the front of your home? That’s right – your garage door.

There are a lot of factors that go into finding the value of your home

Figuring out the value of any home requires considering a wide range of factors. First, location must be considered. Even the most beautiful home in a terrible neighborhood isn’t going to be worth a million dollars. Then you think about square footage. In most areas, the more room there is, the better. Next you think about the features it has. For example, a home with solar panels is likely to be worth more than a home that doesn’t have solar panels.

Finally, you’ll think of the appeal of the home. That is, does it look nice? Some the factors listed above are permanent. Location, for example, is not something you can reasonably change. Others are unlikely and expensive changes, like adding a whole new addition to a home. However, one of the most important things, curb appeal, can actually be changed pretty readily.

One expert says the return on garage doors is incredible

Believe it or not, property improvement expert Dave Seymour says that if homebuyers drive up to a home and don’t like the way it looks from the outside, they may simply leave before even seeing the inside. That’s why he also says that improving a home with a custom garage door can result in a return on investment between 400 – 1000%.

Another study backed up that claim

Another study, which focused on surveying 300 realtors, found that adding a new garage door to a home can increase the overall home value by as much as 4%. When you consider these numbers, it’s easy to see that this is a relatively small investment that takes just hours and can result in a huge return. In fact, according to most expert’s guidelines, a good return on investment is considered to be just 60%. Garage doors can yield a return on investment many times higher than that.

Not just any new garage door will do

Of course, if you replace your current garage door with a cheap, unattractive garage door then you won’t be getting a very good return on your investment at all. The above numbers all assume that the homeowner has chosen a high quality garage door.
