It’s Time for Garage Door Spring Cleaning & Maintenance
6 simple steps that will pave the way for your garage door to look and perform its best for years to come

However, spring cleaning season does present a perfect opportunity to break the habit of ignoring your garage door and give it some special attention. Here are 6 simple steps you can follow for garage door spring cleaning & maintenance.
Look It Over
The first thing you want to do as part of your garage door maintenance is simply to visually inspect the door. You’re looking for any signs of wear and tear on the door, but pay special attention to any damage to the weatherstripping, door panels, trim, hinges, or other garage door opener parts that appear to be loose, missing, or damaged. If you have a dual-spring garage door opener, check that the springs appear the same length and tension. If not, it could be a sign that they will soon need to be replaced.
Watch It Run
Next, run the door through a few open and close cycles so you can watch its motion from inside and outside the garage. Note any signs of straining, sticking, or popping, as well as any unusual noises or uneven movement. All of these things indicate problems that need professional attention lest they develop into more serious problems.
Check Door Balance
Over time, your garage door may become unbalanced, which can shorten its service life. To check, close the door and then pull the manual release cord. Raise the door by hand about 3 feet. It should stay in place on its own. If not, it needs to be professionally adjusted.
Check Safety Features
Garage door openers come equipped with many important safety features. To make sure your safety features are working properly, you should check them at least once per year. First, check the auto-reverse feature by placing a 2×4 or other object in the path of the door and then trying to close the door. The door should just barely touch the object before reversing back up to an open positon. Next, check the photo-eye sensors by placing a taller object in the path of the door. If the sensors are working, the door should not close at all. If either feature is not working, you need professional help.
Clean & Lubricate
Of course, no spring cleaning would be complete without some actual cleaning. You can clean the surface of your garage door with gentle soap and water, according to the needs of the paint, stain, or other type of finish that has been applied. You can also apply a specially formulated lubricant to the garage door opener tracks, rollers, and bearings.
