The report we’re discussing today is Remodeling Magazine’s 2018 forecast. They use 2017 data and analyze 20 different types of project. Though your location within the country and within your community will change some of the results, they find that generally, a homeowner can expect to get back about 56% of the money they spent in additional value to their home. However, some projects are much better returns on investments.
The leading upscale projects
There were three upscale projects that had the highest average return on investment. First up was garage door replacement, which had an incredible 98.3% return on investment. Next up is adding a wooden deck, which had an 82.8% return on investment. Rounding out the top three is replacing vinyl windows, which had a healthy 74.3% return on investment. As you can see, these are impressive numbers all around but a new custom garage door is clearly a home improvement that’s worth the investment.
The leading midrange projects
When it comes to midrange projects, the top option is adding manufactured stone, otherwise known as veneer. This has a 97.1% return on investment, which is almost as high as replacing a garage door but not quite. Next up is replacing an entry door, which has a 91.3% return on investment. Finally, a minor kitchen remodel has a return on investment of 81.1%.

As you consider the projects that result in the best return on investment, you may notice that there’s one thing that most of them have in common: They’re all about curb appeal.
